PIPE BOOTS, FLASHING & VENTS
Your roof is a complete system built to protect your home from the weather — and it’s only as good as its weakest point. Roofing shingles can last up to 25 years, but the pipe boots, flashing, and vents that seal every penetration in that system rarely last that long.
Neoprene pipe boots dry out and crack in 7 to 9 years, long before the shingles around them wear out. A dry, cracked pipe boot is one of the most common causes of a roof leak we find — and one of the easiest to miss during a casual walk around the yard.
Flashing is the other weak point: the metal at your chimney, sidewalls, and valleys that directs water around — rather than under — your shingles. Flashing that’s rusted, lifted, or was never installed correctly under the 2018 International Residential Code, as adopted here in Oklahoma, will leak regardless of how new the shingles above it look.

HAIL, WIND, TORNADOES & EVEN BULLET HOLES
In Oklahoma, your roof takes a beating. Hail, straight-line wind, tornadoes — and yes, the occasional stray bullet — all take a toll here that homeowners in most other states never have to think about. The average roof in Oklahoma lasts 8 to 15 years before it needs full replacement, well short of a shingle’s rated lifespan, simply because of what our weather does to it.
This vent is a true story. We were called for a roof leak… and upon inspection we found bullet holes in the roof vent.
Repair or replace? Here’s how we decide. Not every storm-damaged roof needs to come off. We look at the age of the roof, how many slopes are affected, whether the shingle line is still available to match, and — critically — whether the code will actually allow a repair. Under the 2018 IRC as adopted in Oklahoma, a repair has to tie into the existing roof assembly correctly: proper flashing, proper fastening, proper underlayment where it’s exposed. If a code-compliant repair isn’t possible without disturbing more of the roof than it’s worth, we’ll tell you honestly that it’s a replacement job — not talk you into a patch that won’t hold.
When the damage is from a storm, it’s usually a claim, not just a repair.
