This is our overview of common roof leaks, finding roof leaks and repairing roof leaks.

COMMON ROOF LEAKS

Here are the most common causes of roof leaks we have found in the Tulsa area:

1. Missing shingles or Broken shingles
2. Nail pops
3. Pipe boots
4. Damaged flashing
5. Punctures
6. Skylights

  MISSING SHINGLES or BROKEN SHINGLES

A missing or broken shingle is a weak spot on your roof. Each shingle overlaps the one below it creating a roof with two layers of shingles. When a shingle is missing or broken off it exposes the shingle below it along with the nails that are holding the exposed shingle to the roof.
This creates three opportunities for water to leak into the house:
1. Nails – Nails penetrate completely through the roof decking. It’s possible for water to flow around the nail and into the house.
2. Over the Top – Water can flow over the upper edge of the exposed shingle and into the house.
3. Through Seams – If the exposed area is where two lower shingles butt against each other, then water can flow into the seam and into the house.

  NAIL POPS

Over time, the roofing nails can work their way up and out of the decking and the shingle. It may be only one nail, or it may be many. It only takes one. (See our article on Roof Leaks caused by Nail Pops.)

  PIPE BOOTS

Any roof penetration is a potential for leaks. Pipe boots are common area for leaks. The silicone boot can be cracked or broken from prolonged exposure to the elements. Nails holding the pipe boot down can work their way up & out of the roof. Also, it is possible for water to run up the underside of the shingles around the pipe boots.

  DAMAGED FLASHING

Metal flashing against walls and chimneys can have corrosion/rust problems and nail problems.

  SKYLIGHTS

Skylights are a notorious leak problem in the roofing industry. Leaks can be caused if:
1. The skylight lens is cracked,
2. The seal around the lens has been degraded,
3. The seal between the skylight and the roof is degraded,
4. The flashing around the skylight is corroded/rusted,
5. Water is flowing under the shingles that are around the skylight.

FINDING LEAKS

To find the source of the leak we have to ‘play detective.’ There are many ways that water can enter your roof. One thing that makes it difficult to detect a leak is that ‘Water Runs Downhill.’ Because of this, often the source of the leak is not where the leak is actually showing up. However, we have the knowledge and experience for the job. We can find the source of your roof leak and determine the best repair for you.
